Kenward Trust is Kent’s Leading Alcohol & Drug Rehabilitation & Resettlement Centre. Founded in 1968, Kenward Trust is a charity that saves lives every day from alcohol and drugs, homelessness and crime. Helping people transform their lives and create a new future away from their addictions. The work at Kenward Trust spans from sessions in schools delivering early education and interventions, through to residential rehab and providing a home for residents to settle back into the community to continue their journey of recovery and independence.

The need

Kenward Trust took on the lease on a new, 14-bed property in Tunbridge Wells; Colebrook House. This accommodation is to be used as Stage 2 move-on accommodation for residents who are homeless and need assisted, ongoing recovery support. Stage 2 provides safe, supported, alcohol- and drug-free housing where residents live independently but have a designated Support Worker to guide them on their journey to long-term recovery, building stability and confidence in a peer-supported environment.

The property was previously used as a homeless hostel and has fallen into a state of disrepair. As a result, Kenward Trust need to complete a full refurbishment of the property, both to the internal rooms and external garden and patio space.

Before CRASH were involved, Kenward Trust had already started refurbishment works, with the bedrooms and communal areas completed. Kenward Trust reached out to CRASH for support with the remaining renovations to the 7 WCs, including 3 shower rooms, 2 en-suite bathrooms, 2 accessible en-suite bathrooms, and 10 sink and vanity units in each bedroom which needed replacing.

The project

CRASH Corporate Patron, Taylor Wimpey provided a total of £44,952, to date, in gift in kind value on this project. This support covered the construction materials for all bathroom spaces and vanity units, including sanitary ware tiles flooring. This value also extends to the labour needed to carry out the project, Taylor Wimpey chose Simcott as the most suitable contractor to implement the vision at Kenward Trust, due to Simcott’s zero-tolerance policy for alcohol and drugs.

The Outcome

The refurbishment of Colebrook House has transformed the Stage 2 move-on accommodation into a safer, more dignified and restorative environment for people in the early stages of their recovery journey. Thanks to the generosity and expertise of Taylor Wimpey and their contractor Simcott, residents now benefit from:

  • Seven fully refurbished WCs, including; 3 shower rooms, 2 en-suite bathrooms, 2 accessible en-suite bathrooms
  • Ten new bedroom vanity units, each providing increased storage and improved functionality, helping residents keep their personal spaces organised.
  • Hygienic, easy-to-clean shower units and modern sanitaryware that significantly enhance the comfort and day-to-day wellbeing of residents.

These improvements play a vital role in the recovery process. As Penny, CEO of Kenward Trust, shared at the opening:

CRASH Supports Waltham Forest Churches Night Shelter’s Vision for Sustainable Move-On Housing

Branches is a registered charity based in Walthamstow, London, providing temporary accommodation and resettlement support for single homeless adults aged 18 to 65. Their 27-bed purpose-built hostel offers stays of up to 18 months, during which residents receive tailored support to address complex needs, including mental health challenges and substance misuse. Services include skills training, education, and learning opportunities aimed at fostering self-belief and independence. Branches also features a professional-grade kitchen where residents can cook, participate in meal preparation, and attend cooking sessions.

The need

Each year, WFCNS supports an average of 150 rough sleepers across North London to develop the resilience to live independently in their own homes. In 2023, they purchased their first move-on accommodation, a home just around the corner from their Branches hostel in Walthamstow. The house was in need of refurbishment to create a warm, inviting, safe environment for residents.

The project

The charity spent 17 months refurbishing the house to meet the London Energy Transformation Initiative (LETI) standards, the property is also one of the first HMOs to aim to meet Passivhaus (EnerPHit) standards.

CRASH was proud to play a pivotal role in the project, providing professional expertise, financial support, and pro bono construction materials through our Corporate Patrons. The collective generosity and skills of CRASH Patrons helped WFCNS create a home that supports recovery, sustainability, and long-term wellbeing.

The total Gift in Kind value for this project was £161,648.75, including professional expertise, pro bono or discounted materials and a grant.

‘Stepping Stones is an innovative eco-nomical six-bed house providing second stage accommodation for people progressing from Branches hostel to independent living. The project was five years in the making, from conception when residents living in Branches hostel at the time asked, “why can’t we have a move-on property?”, to completion in May 2025. Stepping Stones will give six people at a time additional time to hone the much-needed life skills we take for granted to achieve and maintain successful independent living. We could not have achieved our ambition without the generous support of CRASH and its Patrons and other organisations providing much-needed funds.’

Arcadis did an initial visit and provided a Project Advisor’s report at the start of the project.

Volker Fitzpatrick and Dalkia provided professional expertise and joined us on the project visit and met with architects and MEP team. Volker Fitzpatrick also completed a Thermal imaging report which helped show the design team where heat was being lost throughout the building.

Kingspan, Knauf Insulation and Etex Superglass provided insulation products to improve the thermal performance throughout the building. Knauf Drywall provided products to support the installation of the ceilings.

Bauder provided roofing materials for the main building and the garden room, to ensure watertightness throughout.

British Gypsum supported the project with plasterboard for all bedrooms and bathrooms, as the house was being remodelled.

Geberit provided all bathroom sanitary wear, including basins, showers and WC’s for the ensuite bedrooms and a basin for the garden room.

Genuit provided a Multi Ventilation Heat Recovery System (MVHR), this unit means that outside air can be circulated into each room to improve the ventilation within the rooms.

Dulux Decorator Centre provided paint for the entire project and their technical team supported with advice on colours, which improved the aesthetics of each room.

CRASH Supporters contributed:

Gardiner and Theobald supported the charity with VAT advice on the project.

Johnson Tiles provided floor and wall tiles for the hallway, living area, bathrooms, kitchen and laundry room.

Heckmondwike supported with carpet tiles for all the bedrooms.

A Sustainable Model for the Future

Designed by Cullinan Studio, the house has been retrofitted with the aim of meeting EnerPHit standards, applying Passivhaus design principles to drastically reduce energy demand from 219 kWh/m2a to just 28 kWh/m2a – a remarkable 87% improvement. Features include:

  • High-performance insulation and airtightness using Passive Purple
  • Triple-glazed windows with heritage-appropriate design
  • Mechanical ventilation heat recovery system for fresh, clean air
  • Air source heat pump and solar panels for decarbonised heating

Cai Hall, Project Architect at Cullinan Studio, commented: “It has been great to work with Branches on this project where we could explore innovative and experimental approaches to retrofit, types of housing, and meeting the needs of their residents.

The outcome

The home now features:

  • 6 en-suite bedrooms with acoustic privacy
  • Shared kitchen and communal areas
  • A garden and garden office for one-on-one support sessions

The Stepping Stones house provides a safe, stable environment where residents can stay for 6 to 12 months while continuing to receive wraparound support. With regular visits from support staff and access to the full range of Branches services, residents will be empowered to connect with the local community and move forward with confidence.

The house is centred around supporting residents whilst fostering independence. The team at Branches have designed a second-stage home which naturally provides a stepping stone between the hostel and independent living.  With individual post boxes and electricity metres for each room, residents can practice paying and managing bills. Each room is also equipped with its own fridge, and the communal kitchen with shared freezer allows residents to do their own catering – an important stepping stone as they move from the hostel shelter where they are supported at mealtimes.

This transformative project wouldn’t have been possible without the collaboration and generosity of supporters. Thanks to CRASH Patrons, WFCNS is one step closer to ending the cycle of homelessness for more people in London.

Emmaus Merseyside is an award-winning charity that provides a home, individual support, education, training, and work opportunities to people who have experienced homelessness.

Their purpose-built community building in Seaforth opened in 2016 and can house up to 28 companions (residents) at any one time. Everyone has their own room and access to communal dining, catering, social, exercise, garden, and training facilities.

Everyone in the Emmaus community contributes to their social enterprise, helping in the Charity Superstore, collecting and processing donations and delivering sold items.

The need

Emmaus Merseyside was looking to extend the support and range of opportunities they can offer within their community garden. They applied to CRASH for support with the creation of a multi-purpose community hub to provide new opportunities for their companions, local residents and people in need.

It was proposed that the hub will run as a community café to provide new learning and development opportunities to companions and act as a base for horticultural workshops and training. The hub would also provide a location to offer support to local residents in poverty and individuals experiencing street homelessness.

The project

Emmaus Merseyside applied to CRASH in March 2021. Corporate Patrons Arcadis, BAM, and Reds10 attended the initial project visit with the CRASH projects team. Arcadis produced a project report outlining the next steps, and BAM created a concept design for the building, which Reds10 refined.

It became clear that the ground earmarked for the building was contaminated, making the project a little more complicated than initially anticipated. GHD, part of Corporate Patron Galliford Try’s supply chain, undertook a contamination survey and made several recommendations, including a more extensive series of ground surveys. These were undertaken by an external company, LK Consult Ltd, and commissioned by Emmaus Merseyside.

After Basetec Piling completed the pile foundations and ring beam, Galliford Try continued to work on the project, coordinated the installation of drainage and ducting around the ring beam and excavated the ground around the multipurpose community hub to prepare it for the tarmac.

Reds10 supplied the modular units to create the community building itself, providing design input, advice and guidance to ensure the final designs were appropriate for their products. The unit entered production in late June 2024 and was installed on-site in early August. During this time, Corporate Patron Knauf Drywall supplied flooring materials for the modular units.

Site delivery was made possible with tuff track from Grassform and Heras fencing from Speedy Hire.

Throughout September 2024, Reds10 and Galliford Try worked together to connect utilities and power to the unit and close out final snagging items

Corporate Patron London Building Control was on hand throughout the project to provide guidance and ensure compliance.

As Emmaus Merseyside began fitting out the community hub itself, CRASH provided one last piece of support. Corporate Patron Taylor Wimpey provided a grant to purchase a Rational commercial oven to replace their faulty gas oven.

The outcome

This project will revolutionise the support Emmaus Merseyside can offer its companions and those in need locally. The building will provide a safe space for potential companions to meet the Emmaus team and receive support to prepare them for joining the Emmaus community.

The multi-purpose community hub will provide a space where Emmaus companions, volunteers, and staff can interact with the wider community and share the Emmaus ethos and way of life, as well as provide a dedicated space for workshops, training and community projects that Emmaus Merseyside will run in future.

The social impact

  • The Gift in Kind value from donated expertise and products for the project totalled £113,330.
  • In addition, CRASH pledged a grant of £60,000, and Corporate Patron Taylor Wimpey kindly donated a generous £12,000 to purchase the Rational oven.
  • The total value of support from CRASH, Corporate Patrons, and supporters for this project was £185,330.

The arrival of our new Community Hub marks an exciting new chapter in the continued development of Emmaus Merseyside. For our residents, supporters and local community, the hub will provide new shared space for interaction, learning, personal development and improved wellbeing. We’re incredibly grateful to CRASH, BAM, Reds10 and their project partners for creating and delivering this cutting-edge building to our community home in Seaforth.

Emmaus Bolton is a thriving charity, community and social enterprise. It offers a home, family and work opportunities to 22 formerly homeless people, in a residential community setting. Many are ex-armed forces or ex-prisoners. People can live and take part in a variety of roles at Emmaus Bolton, sharing a life together, but retaining their independence and dignity.

At Emmaus, everyone is accepted for who they are now, not judged on what they might have been in the past. Supporting their social enterprises is an integral part of community life. These generate the revenue which keeps the community self-sustainable.

Companions (residents) are offered support and receive practical help with work and life skills for an eventual return to independent living. However, the length of stay is open-ended even when personal aspirations are met and there is no pressure to move on.

The need

Emmaus Bolton is situated in the former Derby Barracks, a Territorial Army barracks, built in the 1930s. The site includes accommodation for 22 Companions, a dining room, three kitchens, four laundries, two TV rooms, meeting and training rooms, retail spaces, workshops, a public café, a garden centre, warehousing and a food bank.

The major retail space, the former drill hall was in desperate need of re-roofing. The building connects with the Companions accommodation (The House) at one end, and the manager’s flat and Community offices at the other. The roof has been largely untouched since being built in the 1930s.

For some time Emmaus Bolton knew the roof required major repair but they had more pressing priorities. The roof was suffering from ‘sick nail syndrome’. The slates were slumping, and a number had slipped. The battens were virtually worn away and the felt was crumbling. This allowed water ingress into the Companion’s accommodation and manager’s flat during inclement weather. There was also leakage into the main shop.

The project

The original application was for the pitched roof, however after the project visit with Arcadis, it was clear that the adjacent flat roofs also needed to be repaired. CRASH Corporate Patrons rallied to support Emmaus Bolton by completely replacing the large pitched roof and seven flat roofs.

CRASH Corporate Patron Arcadis carried out an initial survey and prepared an advisory report. Corporate Patron Bauder, along with its approved roofing installer, Crescent Roofing, attended the site to carry out an evaluation and generate a detailed condition report for the relevant roof areas. Additionally, they provided specification proposals for enhancing thermal performance and renewing the waterproofing system. The details from this assessment were utilised by Crescent Roofing to prepare a detailed quotation for the proposed works.  CRASH Patron Company Bauder supported the project with the provision of significantly discounted materials for the project. Corporate Patron MiTek kindly donated $10,000 (£7,744.58) towards the project as part of their 2023 holiday donation fund.

The outcome

Situated in one of the most deprived wards in Greater Manchester, Emmaus Bolton’s shop offers a lifeline to people seeking low-cost household goods and clothing. Companions also run a café, a popular meeting place for local groups offering low-cost hot and cold food. Volunteers also run Lucie’s Pantry,  a food bank which feeds 300 local people each week.

Re-roofing Emmaus Bolton has had a huge impact on the Companions, staff and the local community. It has made the buildings waterproof once again, remedying a health and safety hazard to Companions and staff, preventing further damage and restoring an enjoyable shopping experience for customers.

The Manna is a day centre in Islington, London that supports people who are marginalised, vulnerable or homeless.

With an average of 90 visitors a day, they offer a safe place where people can visit without judgment. Visitors can have a shower and wash their clothes; they can have something to eat and the chance to speak to a friendly face and receive independent advice.

The need

The Manna project is based out of the church hall at St Stephen’s, Canonbury. The well-used building had faced years of wear and tear; with damaged paint work, broken doors and uneven flooring that caused a trip-hazard.

The shower room is used up to 25 times a day and needed a complete transformation. The people who visit The Manna do not complain or take notice of the building’s flaws, they are simply grateful to have a shower – this refurbishment project was about creating a higher standard that makes the people who visit feel valued.

The Project

Corporate Patron Arcadis joined CRASH on the initial visit to discuss the charity’s needs, a subsequent report was put together, and a plan put into place!

CRASH called on Corporate Patron, VolkerFitzpatrick to lead the project, and it was a true team effort with fellow Patron, Kilnbridge supplying a discounted asbestos survey and report. Geberit donated free of charge sanitaryware for the shower room, whilst Dulux Decorator Centre supported the project with colour specifiers, who designed and created a bespoke colour palette to suit the space and its needs, as well as providing the required paint free of charge.

CRASH supporters Altro donated discounted flooring to the main dining area and office space, removing previous trip hazards and brightening the space up. Supporter, Mossford installed the new shower room whilst Pentalec completely fitted out the space with new lighting, both at a discounted rate.

The outcome

  • The shower room has been transformed into a clean and easy to maintain space – following The Manna’s closing for refurbishment, it is back to its frequent use by the people who visit.
  • The bespoke colour palette gives the space the warm, cosy and safe feeling it deserves.
  • New flooring is a durable, easy to look after surface that suits The Manna and their needs, it has brightened up the space and removed all trip hazard risks.
  • New energy-efficient lighting has been fitted throughout the hall which has helped to give the space a cheerful lift and will result in cost savings in the long run.
  • VolkerFitzpatrick went the extra mile… kitting out the kitchen with a new microwave, creating and hanging ‘The Manna’ banners around the hall and gifting the charity’s dedicated team of volunteers their very own The Manna branded T-shirt.

Finishing touches…

CRASH is currently in the process of adding some finishing touches to the project with the help of Corporate Patrons, Areen Design and Beale & Co… stay tuned!

VolkerFitzpatrick will also be donating laptops to The Manna, which give visitors a space to look for employment.

The impact

  • The Gift in Kind value from donated expertise and products on the project totalled 24,365.

The Tony Denison Award

Anne Cartwright is the lead volunteer at The Manna and has volunteered there for 30 years. Emmaus Hertfordshire supports formerly homeless people (known as Companions) to rebuild their lives by providing a home for as long as they need it, tailored support, meaningful work & training, and a sense of belonging.

The charity offers a home to 36 people at their community building in St Albans and helps on average around 65 companions each year. The community building is also the central hub for their social enterprise activities, which focuses on the collection, refurbishment and resale of unwanted household goods, not only providing meaningful work to those at Emmaus but a valuable resource for people looking for affordable furniture in the area. Emmaus Hertfordshire also offer furniture packs either at low cost, or free of charge to families and people who need them across Hertfordshire.

The need

Emmaus Hertfordshire have occupied their home, a former nurse’s accommodation building, for just over 21 years. A recent Planned Preventative Maintenance (PPM) survey of their building has identified a number of areas for improvement – the most urgent priority being a roof replacement. The large roof area was at the end of its economic life and beginning to exhibit major defects, including leaks into Companions’ bedrooms.

Having worked with CRASH charity before, Emmaus Hertfordshire put in an application to help with replacing the roof.

The solution

CRASH sought the help of flat roof specialist and Corporate Patron Bauder, who joined the initial visit and advised on the best course of action. Bauder also recommended and gained the help of Stevenage based contractor, CWG to carry out works on the pitched areas of the roof. Within a few weeks, Extreme Scaffolding had put up the scaffolding and preliminary works had started.

Bauder donated their expertise and flat roof materials free of charge. Whilst CWG and Extreme Scaffolding gave a discounted rate for their work. CRASH was able to offer a grant to Emmaus Hertfordshire to cover the remaining costs, meaning that there has been no cost to the charity for their new roof, allowing Emmaus Hertfordshire to shift their focus and funds back into the support and service they offer to companions and the local community.

Emmaus Hastings & Rother help people who are homeless to regain their self-esteem and find a positive way to move forward with their lives through their community of 23 bedrooms and three social enterprises.

Social enterprises are a key part of Emmaus’s mission, they offer meaningful work to formerly homeless people who find themselves at Emmaus, and provide the charity’s main source of income, allowing them to be self-sufficient.

Since 2011, CRASH has worked with Emmaus Hastings & Rother to upgrade their facilities and services to reduce running costs and provide a home for people who need it. Read about the previous transformation.

The need

In the summer months, Emmaus Hastings & Rother are faced with severe over-heating of their charity superstore, which makes for difficult working conditions and means some customers leave the store to cool down.

As the charity’s main source of income, something needed to be done to regulate the temperature of the superstore, which is where CRASH came in…

The solution

CRASH visited the building followed by Corporate Patron, NG Bailey, who advised the best course of action would be to install air conditioning units to help regulate the superstores temperature in the summer months.

Come the warmer months, Emmaus Hastings & Rother will be able to make full use of their new air conditioning units, and the team can relax knowing they have the services available to cool the building if needed – providing a better shopping experience for customers and a comfortable workplace for staff.

NG Bailey engaged their supply chain and generously completed this project free of charge with no cost for the homelessness charity.

Kairos Community Trust are dedicated to helping homeless men and women with drug and alcohol problems, through their abstinence-support hostel, rehab programmes and network of 29 supported move-on houses.

Move-on houses are vital in a person’s journey from homelessness and addiction. They offer the opportunity for people to live independently, but with the comfort of knowing a support worker can be available 24 hours a day via Kairos’ on-call system, should they need it.

The need

Kairos’ move-on houses are family-sized properties in the community, ranging in size from four to 11 bedrooms. Their property in Burnt Oak was occupied by a different community prior to Kairos’ ownership and currently houses seven residents, with two bathrooms between them. The downstairs bathroom was in need of a refresh, which CRASH could certainly help with…

Before & After:

The Solution

CRASH Corporate Patron VolkerFitzpatrick led the build and worked with the support of their sub-contractors, Lawsons demolition, Mossford, and Pentalec, to deliver the new bathroom. CRASH engaged Corporate Patrons Geberit, who generously donated the sanitaryware free of charge, Dulux Decorator Centre, who supplied the paint, and supporter Altro, who provided the flooring free of charge and the wall panelling at a reduced cost.

The bathroom is now fit-for purpose, and its wipe clean surfaces are perfect for shared accommodation!

In recent years, fire legislation in the UK has been updated. These new standards impact the homelessness charities CRASH supports; raising questions around the legal requirements for houses of multiple occupancy, the need for a designated responsible person in a building, and steps to be taken to create an environment that can withstand, or limit, the spread of fire.

How we helped

CRASH reached out to Corporate Patron AECOM to collaborate on a fire safety workshop; an opportunity for members of homelessness charities Kairos Community Trust and Emmaus UK to learn from experts in fire safety. The group also compared and discussed with each other different approaches to managing fire risks. AECOM hosted the workshop at their London office, with attendees from nine locations across the UK.

CRASH has a long-standing relationship with charities Kairos Community Trust and Emmaus UK, having supported both with construction and refurbishment projects over the years. Kairos Community Trust has 182 beds in their move-on houses across London, while Emmaus UK supports over 850 formerly homeless people across their 30 communities. As properties with multiple occupancy, these buildings must have fire safety measures and strategies in place to ensure the welfare of residents.

Introducing the workshop

AECOM’s fire safety engineers Trevor Williams and Allen Mead presented on the risks associated with houses of multiple occupancy; offering guidance on new legislation and the steps necessary to meet these standards. With an interactive Q&A session, the presenters addressed individuals concerns and offered solutions to real problems; equipping attendees with the knowledge and confidence to apply this to their own communities.

  • Understanding and ensuring a ‘successful fire outcome’
  • Common deficiencies in buildings (faulty fire doors, faulty detection systems, evacuation signage)
  • Regulations and Building Safety Act 2022 – what it means and how to comply
  • Identifying and training the ‘responsible person’ in a team
  • Fire evacuation strategy
  • Fire risk assessments

The outcome

By bringing together both Kairos Community Trust and Emmaus UK, different approaches to managing fire risks were shared, individual and relevant to shelters and communities for people who have been homeless and in need of support.

CRASH Corporate Patron AECOM used their volunteering hours and professional expertise to create and run this workshop, in doing so, they equipped homelessness charities with the information and skills to develop the fire safety strategy of their buildings. Improving the fire safety of buildings helps keep the people that use them safe, leaving a lasting impact in these communities for years to come.

Homelessness and addiction are twin problems, and Kairos Community Trust believes that the journey to recovery begins in a safe and secure environment that people can call home.

Kairos helps homeless men and women with drug and alcohol problems through their abstinence-support hostel, rehabilitation programmes and a network of 29 supported move-on houses in London. The move-on houses are vital in a person’s journey from homelessness to independent living.

CRASH and Kairos have a long-standing relationship. With the help of our Corporate Patron companies, we delivered the extensive redevelopment of this move-on house in 2021 to create a new kitchen/diner, bathrooms, counselling rooms and group therapy rooms. The works enlarged and enhanced the property, making it much more welcoming and homely for residents and rehabilitation programme clients.

The need

Kairos approached CRASH for help with phase two of the redevelopment of this move-on house. The upper floor of the property provides supported accommodation, and the ground floor houses Kairos’ Garden Day Programme, delivering a 12-week recovery and rehabilitation programme to non-residential clients. The six residents only had a kitchen/diner for eating, socialising, relaxing and doing laundry, and they shared a lounge space on the ground floor with staff and visitors. Kairos also needed an office for their team and support workers.

The project

After a call for assistance, CRASH Corporate Patrons and supporters stepped in to help with the first-floor extension to make the residents’ accommodation upstairs self-contained and independent from the therapy rooms of the rehabilitation programmes on the ground floor. They created an open-plan dining/sitting room off the current kitchen and a utility room, giving residents more space and a comfortable dining/lounge area. In addition, we created a new office for staff where they can also hold meetings with residents.

How CRASH Corporate Patrons helped

CRASH Corporate Patron Arcadis, Gardiner & Theobald and Glazing Vision worked together on the project to extend the second floor and improve the facilities offered to residents and clients in the recovery programme.

Arcadis donated a TV and artwork, Gardiner & Theobald donated office furniture, and Glazing Vision supplied and installed a new roof light over the kitchen at a discount.

The support for phase two, provided by CRASH and our Corporate Patrons, saved Kairos a huge £41,244 off the final phase two cost; this included:

  • £6,795 worth of donated and discounted professional services and construction products.
  • £34,449 grant awarded by CRASH, made possible through fundraising.
  • The total support for phases one and two of this project was £94,063

The significant cost savings will enable Kairos to focus their resources and time on supporting their residents and clients, helping more people on their journey to recovery and independent living for years to come.
